{"id":51,"date":"2011-03-26T22:07:36","date_gmt":"2011-03-26T22:07:36","guid":{"rendered":"http:\/\/savourezmontreal.design-lin.com\/?page_id=51"},"modified":"2021-10-13T19:39:40","modified_gmt":"2021-10-13T19:39:40","slug":"estimation","status":"publish","type":"page","link":"https:\/\/design-lin.com\/savourezmontreal\/construction\/estimation\/","title":{"rendered":"Estimation"},"content":{"rendered":"<p style=\"text-align: justify;\">Cette estim\u00e9 des co\u00fbts de construction \u00e0 \u00e9t\u00e9 r\u00e9alis\u00e9 avec le logiciel d&rsquo;estimation de Yvon Chabot, bachelier en construction civile et en \u00e9conomiste en construction agr\u00e9\u00e9.<br \/>\nCe logiciel \u00e0 d\u00e9j\u00e0 fait ses preuves dans l&rsquo;industrie de la construction,  Mr. Chabot est souvent sollicit\u00e9 par le gouvernement pour \u00e9tablir des  co\u00fbts de construction \u00e0 l&rsquo;\u00e9tape d&rsquo;avant projet.<\/p>\n<p style=\"text-align: justify;\">En r\u00e9sum\u00e9, nous avons int\u00e9gr\u00e9 toutes les donn\u00e9es de programmation du  projet dans l&rsquo;onglet <em>param\u00e8tre<\/em> du logiciel et nous avons li\u00e9 les  quantit\u00e9s relev\u00e9es \u00e0 des co\u00fbts  d&rsquo;assemblage du logiciel. Cela a permis d&rsquo;\u00e9tablir un  co\u00fbt de  construction global. Tous les \u00e9l\u00e9ments incorpor\u00e9s \u00e0 la  pr\u00e9vision des  co\u00fbts ont \u00e9t\u00e9 class\u00e9s selon le syst\u00e8me de classification Uniformat 2.<\/p>\n<p style=\"text-align: justify;\">Pour  conclure, il est important de mentionner que la beaut\u00e9 du  logiciel  r\u00e9side surtout dans la possibilit\u00e9 de faire une simulation  des co\u00fbts  rapide suite \u00e0 des changements dans le design du projet.<\/p>\n<p style=\"text-align: justify;\"><a href=\"http:\/\/design-lin.com\/savourezmontreal\/wp-content\/uploads\/2011\/03\/Estimation_Page_12.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-303 aligncenter\" title=\"Analyse financi\u00e8re\" src=\"http:\/\/design-lin.com\/savourezmontreal\/wp-content\/uploads\/2011\/03\/Estimation_Page_12.jpg\" alt=\"Analyse financi\u00e8re\" width=\"890\" height=\"560\" \/><\/a><\/p>\n<p><strong><span style=\"color: #008000;\">R\u00e9partition des co\u00fbts<\/span><\/strong><\/p>\n<p><a href=\"http:\/\/design-lin.com\/savourezmontreal\/wp-content\/uploads\/2011\/03\/pie-chart.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-304\" title=\"Co\u00fbts de construction\" src=\"http:\/\/design-lin.com\/savourezmontreal\/wp-content\/uploads\/2011\/03\/pie-chart.jpg\" alt=\"Co\u00fbts de construction\" width=\"611\" height=\"564\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong><span style=\"color: #008000;\">Analyse financi\u00e8re<\/span><br \/>\n<\/strong><\/p>\n<p>L\u2019analyse financi\u00e8re du projet reste approximative \u00e9tant donn\u00e9 que les occupants finaux de chaque espace restent \u00e0 d\u00e9finir. Par contre, en se basant sur des prix actuels de loyer de d\u2019espaces locatifs au Vieux-Montr\u00e9al, l\u2019analyse financi\u00e8re refl\u00e8te un estim\u00e9 r\u00e9aliste des co\u00fbts et revenus potentiels pour ce projet. L\u2019avantage d\u2019avoir plusieurs usages diff\u00e9rents permet de r\u00e9partir les risques et d\u2019assurer une rentr\u00e9e d\u2019argent stable.<\/p>\n<p>Les d\u00e9penses reli\u00e9es au projet comprennent diff\u00e9rents \u00e9l\u00e9ments tels que\u00a0:<\/p>\n<p style=\"text-align: left;\">&#8211; Entretien\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 \u00a0\u00a0 &#8211; Hypoth\u00e8que<\/p>\n<p style=\"text-align: left;\">&#8211; R\u00e9paration\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 \u00a0 &#8211; S\u00e9curit\u00e9<\/p>\n<p style=\"text-align: left;\">&#8211; R\u00e9novation\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 \u00a0\u00a0 &#8211; Etc.<\/p>\n<p style=\"text-align: justify;\">Ce projet vise \u00e0 maximiser les revenus de location et \u00e9vite de vendre des superficies \u00e0 des tiers.
